Dakota Partners, LLC, announces their acquisition and renovation of four distinct garden court apartments surrounding Overton Square formerly owned by Midtown Properties, Inc. Rebranded as “Overton Gardens”, this historic collection of buildings constructed between 1917 and 1938 features 68 apartment units with 15unique one and two bedroom formats.

With the recent revitalization of Overton Square as a major theater, restaurant and entertainment district, the move towards renovating these properties to premium standards creates an upscale living environment for discerning tenants and young professionals seeking a Midtown alternative to Downtown or East Memphis.

The $2.0 million redevelopment of Overton Gardens includes complete renovation of apartment interiors and exteriors to preserve the charm of the each building while enhancing the living environment with up-to-date amenities including new energy-efficient windows with screens, central heat and air, and updated kitchens and baths. “The historic character, elegance and dynamic location of these properties attracted us to this acquisition and provided a great opportunity to introduce a high-end rental experience that is greatly underserved in the Midtown submarket,” states Jeff King, a principal of Dakota Partners. “Marrying the distinctive feel of high ceilings, rich crown moldings, hardwood floors and french doors with modern upgrades like granite countertops, stainless steel appliances, and in-unit washer/dryer units allow us to provide a premiere apartment product for higher-income residents attracted to the nightlife, performance arts and upscale dining opportunities that are abundant in and around the Square.”

Overton Gardens is being renovated at the rate of 4 units per month with completion planned by late 2017, according to King. New signage, landscaping and exterior refurbishment are in the works to return these properties to their former beauty inspired by the American Arts and Crafts Movement from the early 20th century.
